There is a non-refundable $25.00 application fee that each member of the household over the age of 18 years must pay. That fee can be paid online with a valid credit card.

The process usually takes a few days, and we keep in contact with Applicants throughout the process.

Renter Criteria


$25.00 NON-REFUNDABLE APPLICATION FEE – Each Applicant/Guarantor is required to pay the nonrefundable application fee.

AGE AND ID - All persons 18 years old or older must complete an application and must provide current photo identification at the time of application (e.g. state-issued ID, passport, visa).

EMPLOYMENT – Employment history should reflect that Applicant has been with current employer for at least 6 months. Applicants with less than 6 months employment with current employer can still qualify with payment of a higher deposit and/or rent paid in advance. 

INCOME - The combined income of all Applicants living in the rental must be 2.5 times the monthly rental rate. Applicants may be asked to provide written verification, including but not limited to check stubs and bank account statements.

RENTAL HISTORY - Applicants must provide the name, address, dates of tenancy, and contact info for previous Landlords. Applicants who previously owned homes must still include the address and date of previously-occupied properties.

CREDIT & EVICTION HISTORY – Applicants’ credit and eviction histories will be checked. Applicants with past due accounts and collections might still qualify with payment of a higher deposit and/or rent paid in advance. Applications might be rejected if there is an eviction or collections related to an eviction. All applicants will be assessed on an individualized basis.

CRIMINAL HISTORY – Applicants can be denied due to the following factors: failure to disclose criminal background, persons on any sex offender list, or serious convictions related to violence, gang activity, arson, and/or injury to other persons. Applicants recently released from prison, on parole, or on probation will need to provide additional information. All applicants will be assessed on an individualized basis.

STUDENTS - Full-time students can qualify with Guarantor support, scholarships, and/or supplemental savings equal to the Residential Rental Agreement.

MAXIMUM OCCUPANCY – In accordance with recent HUD guidelines: 2+1 related persons per 1 bedroom; 4+1 related persons per 2 bedrooms; 6+1 related persons per 3 bedrooms; and so on, so forth.

PETS/ANIMALSPet policies differ from Landlord to Landlord. Make sure the property that interests you is “Pet Friendly.” Pet deposit and monthly pet fees will apply. Service/companion animals are exempt from the “No Pets” policy, pet deposit, and monthly fees. Residents with such animals must provide verified documentation before the service/companion animal can enter the Premises.

GUARANTOR REQUIREMENT – Applicants who have insufficient or negative credit must have a Guarantor on the lease. Guarantors are subject to the same criteria as Residents.

DEPOSIT REQUIREMENT – Applicants who are unable to meet certain criteria might still qualify if they agree to pay a higher deposit.

48 HOURS SIGNED LEASE - Those Applicants who are approved have 48 hours in which to sign the lease.
